Hawaii is a unique real estate market, and rarely follows mainland trends. Money pours into Hawaii from all over the world.  It has one of the lowest foreclosure rates in the nation. Hawaii also has one of the lowest unemployment rates in the nation, and the highest number of millionaires per capita of any other state. We also have limited land to develop.

Hawaii real estate in March 2009 turned out much like we expected – much better than February. Taking a look overall we see number of sales and median prices for both SFH and Condos climbing in 2009. Also, Days on Market dropped considerably for SFH since January, with inventory holding steady. All in all March looked good. The low interest rates are definitely making an impact.

Should You Buy a Home Right Now?

We have the ability to finance up to 90% for owner occupied residence, and 80% for investment. In order to get the best interest rates, 25% down will be required and Buyers have to be more selective about the owner-occupancy. In order to do an FHA loan, even if the project is FHA approved, the occupancy MUST be OVER 51%.  Great programs with 100% financing USDA, AmeriDream available .

The current Hawaii market is in an unusual and great place – for the first time in years, it is good for both buyers and sellers. It is good for buyers because there is still ample inventory so they have choices. It is good for sellers because prices are still strong and buyer interest is growing; and also because interest rates are at historical lows.

A great indicator of real estate health is activity. We are still seeing well-priced listings receive multiple offers and some sales prices exceeding listed prices. In May 2008  we set a record for Oahu  condominium media prices and single family home median prices are stable. In 60% of the neighborhoods single family median prices have actually increased over last year. That leaves 40% where prices have declined some – but not much.
